Our Process
Start your custom home journey with INSITE and create a home that reflects your personality and the way in which you like to live. We have a simple process to getting started on your custom home.
1. Getting to know you
Meet with our team for an initial chat to help us better understand your project and discuss your options. We explore various aspects including layouts, design ideas, current trends, interior and exterior styles, and speak openly about the process with INSITE. We can showcase our current custom home projects and provide an indicative assessment of the total building budget along with a guide on realistic time frames for delivery of your new home.
2. design & feasability
We will kick off the design stage with a series of consultations with our designers & architects. Our land surveyor will conduct a contour survey to outline the site for us and the engineer will conduct a site report to help us understand site conditions. We drill down further to help align your vision with what can be achieved within your budget and talk through each element of the home so our designers can create your dream home. Once entirely satisfied with sketch plans, our quantity surveyor will compile the initial quotation on the project for your review.
3. Preparation of Plans
Our team will now start the documentation pack for your building contract. A review of the draft working drawings ensures your initial vision has made it onto the plans. During this time, we consult several external consultants on the proposed works- engineers, energy assessors, infrastructure providers, town planners, suppliers and others. When we have finished our preparation of plans, we will provide you with a contract containing accurate costs and time frames for the project given we now have more of the critical details for home building.
4. Interior Design Consultation
We can get started on the more exciting details of selecting colours, materials, finishes and interior styling. We offer walk throughs at all of our suppliers showrooms and an opportunity to customise your specification. Our interior design team are on hand to provide plenty of inspiration to help bring your ideas and individual style together and create the look you’re after. This is the opportunity to fine-tune and turn that Pinterest catalogue into your dream home.
5. Approvals and permitting
INSITE will then take your new home plans through the entire local council approval process and fulfil all requirements to achieve the appropriate planning and building approvals. Nothing is missed, every detail is considered, and we ensure that planning approvals, design compliance, energy certifications and other approvals are ticked off ready to lodge your building permit.
6. Building works
This is the part our team is waiting for, the first shovel in the ground signals a very exciting part of the journey. Your registered building site manager & project manager are always on hand to answer questions and ensure your build is on track. The team at INSITE are with you along every step of the way to ensure a smooth process and hassle-free building experience. At various stages we will conduct site meetings with our team and always provide regular updates and imagery via our online portal.
Current Projects
An Architecturally designed perfect take on Hamptons style. The timeless front elevation connects to a sprawling 400m2 of internal area with a kitchen most chefs would be envious of and a full height void to living room with central courtyard. A raking ceiling to the studio at the rear ties into views of the river and down to the pool and gazebo area. One of our favourite plans to date.
Custom raking windows, tumbled 1c bricks and timber cladding come together wonderfully on this elevation. The home is designed to entertain, with a sprawling kitchen and alfresco area connected with 2 large stacking sliding doors. Consideration for the future gave way to a fully serviced guest bedroom on the ground floor while the resort style master has the raked ceiling continued throughout and a walk-in robe like no other.
Designed to fit on a tight corner site amongst established residential and apartments, this home needed street appeal. The Perma Timber feature cladding and clean minimalistic lines make this home a true stand out. Spacious light flooded living areas flow into 2 courtyards, ensuring privacy for owners. An expansive master with screened balcony faces north for morning coffees in the sun.
Tasked to fit 5 bedrooms, 3 bathrooms, an activity room, a pool with connecting alfresco and an entertainer’s kitchen on 350m2 is never easy. Considering it is all being built on a busy road there was extensive consideration for layout and natural light at the design stage. A stunning kitchen with feature plaster rangehood & integrated appliances shine beneath the high raking ceilings. This is a testament to great design on a tight site and the owner’s vision for the elevation has come together perfectly.
